What is Tenant Improvement?
TI (tenant improvement) is a generic construction term for the interior re-purposing or build out of an existing building or space within a building.

TI can be individual shops in a mall or shopping center, manufacturing or processes built into existing industrial space or any other facility improvements to convert an existing space. Even complex TI such as converting an existing industrial building for a different industry and new occupant is all in our repertoire.

Design and Pre-construction
It’s the responsibility of the project manager to make sure your design meets with building codes and other regulations.
Once the bids are accepted, but before ground is broken, Maples and Associates will take care of these three steps: assigning a project manager, assigning personnel and investigating the site for suitability.
The personnel and construction plans are in place. Now, materials and equipment need to be purchased. This might be the responsibility of the general contractor or subcontractors. Maples and Associates will assist with overseeing this important step.
Finally, you’re ready for the build!
Next, Maples and Associates will hold a preconstruction meeting to deal with work hours, the storage of materials, quality control and site access. Then, get everyone on site and set up.
We will work with you to create a schedule of payments and a process to deliver them. We will help to make certain work orders are detailed enough to avoid misunderstandings between you and your contractors.
The last part of the project is after the construction is complete and you take possession of the site. You can be assured sure all your requirements have been met with Maples and Associates.
